Digital property management needs more than BIM

A BIM model is one of several sources of information about a property. In this presentation, Sindre Gundersen, then development director at Angvik Utvikling, explains why digital property management must also include sensors, product data, operations, customer management, finance and HR. The presentation comes from Contech #18 in November 2020.

Different roles need different views

Tenants, caretakers, owners and property managers have different tasks. The presentation shows a common data environment above existing systems, with tailored views for those who will use the information. The aim is to make data available in the context of the work.

The diagram is a strategic vision for how the sources could connect. It provides a starting point for discussing what information the organisation needs and which connections are most important to establish first.

The owner must describe the need

Gundersen follows information needs through a building's life and shows how requirements should translate into a BIM execution plan. The ability to specify requirements is central: before commissioning new systems and models, the owner must clarify what the information should help the organisation do.
